What Owning on a Golf Resort Actually Gets You — Membership, Green Fees and the Owner Discount

Buying a home on a golf resort does not include golf. But it does buy you a materially cheaper membership: GNK Golf's 2026 rates put a couple's annual membership at €3,057 for owners against €3,807 for non-owners — a €750 difference. Members then pay €11 a day in green fees against public rates of €75 to €119.

A surprising number of buyers arrive assuming the fairway outside the window comes with the house. It doesn't, anywhere.

What ownership actually buys is access at a lower price. Here are the real numbers.

The 2026 Membership Rates

These are GNK Golf's published rates, IVA included, covering three courses — La Torre, El Valle and Hacienda Riquelme.

Platinum membership is for property owners and tenants on contracts of twelve months or more. Gold is for everyone else.

Three-month prices vary with the start month.

Membership includes a green fee of €11 a day, a buggy at €41 for eighteen holes, a free manual trolley on twelve-month memberships and 10% off in the pro shop.

What It Costs Without Membership

Worth seeing, because it is what makes the membership arithmetic work.

Resident rates need a GNK Resident Card at €69 a year:

Public rates run €75 to €119 for eighteen holes in high season.

So the sums are straightforward. A couple's Platinum membership at €3,057 plus €11 a round breaks even against resident rates at roughly forty-five rounds between two people a year — under a round a week each. If you play regularly, membership is comfortably the right call. If you play a dozen times a year, it isn't.

The Owner Discount Nobody Connects

Look at that first table again. Owning the property saves €750 a year on a couple's membership, and the gap holds proportionally on the shorter terms.

Over ten years that is £6,000-odd of golf, which nobody puts in the purchase calculation. It won't decide anything on its own — but if you are weighing a resort home against something off-resort nearby, it belongs in the sums.

One Thing To Get Right: Which Courses You Actually Get

This is narrower than most people assume, and than a lot of published information suggests.

A GNK membership covers exactly three courses: La Torre, El Valle and Hacienda Riquelme. It does not cover Alhama Signature at Condado, it does not cover Mar Menor, and it does not cover Saurines de la Torre.

You will still find sites describing Alhama Signature as part of the GNK trail. It was sold out of GNK in January 2023 and that information is three years stale.

The wider ownership map in 2026: GNK runs those three courses. UGOLF Iberia runs Mar Menor, Saurines de la Torre and Hacienda del Álamo. Condado's Alhama Signature is separately owned.

Neither Alhama Signature nor Mar Menor publishes a membership rate card, so if either matters to you, ask the club directly. I would not repeat a figure I could not source.

If One Of You Doesn't Play

Worth saying, because it is half of most couples.

The honest question is what the non-golfer does for the five hours. On the Murcia resorts the realistic answers are padel — which is cheap here and much easier to pick up than tennis — plus pools, gyms and the nearest town.

Provision varies enormously. La Torre's two padel and two tennis courts are free to owners, tenants and guests, with floodlights at €1 an hour on a coin meter. Condado has six floodlit padel courts. Mar Menor has seven. Corvera currently has none.

Test it on a viewing rather than discovering it later.

What Your Community Fee Does Not Cover

Your comunidad fee covers the residential side — pools, gardens, communal areas, security. On most Murcia resorts it does not fund the golf course, which is a separate commercial operation under separate ownership.

That cuts both ways. You are not subsidising a course you may never play. But you also have no say in how it is run and no contractual claim on it staying open.

The Honest Things To Check First

  • Confirm which courses your membership covers, in writing. Three is not the same as five.
  • Do the break-even sum on how much you actually play, not how much you intend to.
  • Ask about booking pressure in peak months, and whether owners get priority over hotel guests.
  • Confirm whether the community fee funds any part of the golf operation. Usually it does not.
  • If one of you does not play, spend an afternoon on the resort doing what they would actually do.
  • And check the course is open. Not every Murcia resort's course currently is.
