Why Is Golf-Resort Property in Murcia Such Good Value? (2026)

Golf-resort property in Murcia is far cheaper than the Costa del Sol or Marbella because Murcia is an inland, less internationally-hyped region with much lower land costs — not because the homes are any lesser. In 2026, homes in the Region of Murcia average around €1,500/m², against roughly €4,500/m² in Marbella. That's about a third of the price for the same Mediterranean climate, the same golf, and the same gated-resort lifestyle.

Everyone who browses Spanish golf villas ends up asking the same question. You find a three-bedroom villa with a private pool on a championship resort in Murcia, priced from the mid-€300,000s. Then you find something that looks similar near Marbella — and it's over a million. So what's wrong with the cheap one?

Almost always, the honest answer is: nothing. Here's why the gap exists, with the real numbers.

Is Murcia cheap because something's wrong with the property?

No. The price gap is about location economics, not build quality. Three things drive it.

Land costs far less inland. Murcia isn't a narrow, built-out coastal strip like the Costa del Sol, so the land under a resort villa is a fraction of the price. The region is also newer to the international market — it has never had the decades of celebrity hype that inflated Marbella, and less hype means lower prices for the same sunshine. And Spain's regions simply vary enormously: Murcia is consistently one of the country's most affordable, while Málaga province is one of its most expensive.

That doesn't mean switch your brain off. On any Spanish new-build you should check the development is properly licensed, that the comunidad (community) fees are sensible, and that the resort's golf course is actually open and maintained. How much cheaper is Murcia than Marbella, really?

The pattern holds across the board. For the same type of home and the same lifestyle, Marbella costs around three times what Murcia does — and its genuine villa prices start in the millions, not the hundreds of thousands.

What do you actually get for the money?

This is where Murcia surprises people. The value isn't "cheaper because it's basic" — it's high-specification resort living:

  • Championship golf on the doorstep, including a Jack Nicklaus Signature course at Alhama Nature.
  • Gated, 24/7-secure resorts with spas, restaurants, clubhouses and pools.
  • 300+ days of sunshine a year.
  • Real connectivity — roughly 15 minutes to Región de Murcia (Corvera) airport, and about 25 minutes to Murcia city, Cartagena and the beaches of the Mar Menor.

A three-bed villa with a private pool, on a golf resort, 15 minutes from an international airport, from the mid-€300,000s — that combination simply doesn't exist near Marbella at that price.

Is it a good investment, or just good to live in?

For lifestyle buyers, the value case is obvious. For investors, be clear-eyed. Murcia was recently named Spain's best-value destination for group golf trips, regional prices rose around 6–7% year-on-year into 2026, and the base price is still low — the profile of an area earlier in its growth curve rather than a mature, fully-priced coast. It's not a guaranteed quick flip. But as a low-entry, high-lifestyle, rising-demand region, it stacks up well.

The honest catches to weigh first

Because we'd rather you buy well than buy fast:

  • It gets hot. Inland Murcia summers regularly pass 35°C. Wonderful by the pool; worth knowing if you're heat-sensitive.
  • You'll need a car. Resorts are built around space and seclusion, not a high street.
  • Check the golf course status. A couple of Murcia resorts have had disputes over course ownership and upkeep — confirm it's open and maintained before you commit.
  • Budget the extras. Expect roughly 11–13% on top for tax and fees, plus ongoing IBI (council tax) and community fees.
  • Watch the proposed foreign-buyer tax. Spain has floated new taxes on non-EU buyers; check the current status before proceeding.

Answering these openly is the whole point. The value is real — and it holds up even when you look at it honestly.
