Renting Out Your Murcia Golf Home: What Owners Can Expect to Earn

A golf-resort home in Murcia can be let for much of the year, because the region has two seasons back to back: golfers from October to May and beach holidaymakers in summer. What you earn depends on the resort, the property, how much you use it yourself and who manages it, and we can compare the resorts for you before you choose.

Most of the owners I work with buy for themselves first. They want somewhere to play golf in February and sit by the pool in June. Letting the weeks they aren't using it helps with the running costs, and in Murcia the calendar is on your side.

This guide explains why the letting year here is long, what makes one property book better than another, and how the practical side works.

Why does a Murcia golf home have such a long letting season?

Because golf and beach holidays peak at different times of year, and a Murcia resort sits between the two.

Summer in the Region of Murcia is hot, so golfers come in the cooler months. The courses are at their busiest from autumn through to late spring, with sunny days and comfortable temperatures for a morning round. GNK Golf's 2026 rate card shows it clearly: high season at La Torre runs February to May and September to November, and at El Valle from March to May and September to October.

Then, as the golf quietens, the beach season takes over. Families and couples come for the Mar Menor, where the water is shallow and warm, and the Mediterranean beaches of the Costa Cálida. July and August are too hot for most golfers, which is exactly when a pool and a short drive to the beach are what people are booking.

Time of yearWho is booking
September to NovemberGolfers, autumn sun seekers
December to JanuaryWinter-sun visitors, longer stays, Christmas and New Year
February to MayGolfers at peak, Easter families
June to AugustBeach and pool holidays, school holidays

What drives bookings for a golf-resort home?

In my experience, a handful of things make the difference between a calendar that fills and one that doesn't.

Golf on the doorstep. Guests who come for golf want to walk or take a short buggy ride to the first tee. The GNK resorts at La Torre and El Valle are well known with UK golfers, and there is exciting news on two more. The Corvera Hills course is due to reopen in Q4 2026, and at Condado de Alhama the owner announced a €15m plan in June 2025 to reopen the course alongside a five-star hotel, phased over 2026-27. More golf nearby means more reasons for guests to choose the area.

Easy flights. Región de Murcia International Airport at Corvera handled 949,007 passengers in 2025, and Corvera Hills is right beside it. Alicante-Elche adds a wide choice of UK and Irish routes. Short transfers matter to guests arriving for a long weekend of golf.

A pool, shade and air conditioning. Summer guests look for a private or well-kept communal pool and good air conditioning. Winter guests value a sunny terrace and a warm interior on cooler evenings.

Photos and reviews. Bright, accurate photos taken in good light, and a run of positive reviews, do more for bookings than almost anything else.

Sleeping capacity. Golf groups often travel as four friends, so two or more bedrooms with separate bathrooms suit them well.

Good management. A reliable local company that handles cleaning, linen, key collection and guest questions keeps reviews strong and makes the whole thing hands-off for you.

How much of the year can I use it myself?

As much as you like. That's the point of owning a home here. Many owners keep the weeks they love best and let the rest, and there's no rule saying you have to let at all.

The trade-off is simple: the weeks you use are weeks you don't let. Some owners come in the quieter winter months and let the busy summer weeks; others do the reverse. Your management company can block out your own dates a year ahead. Late autumn and early spring are lovely weeks to be here yourself, and they are also peak golf weeks, so it pays to decide early which ones you'll keep.

What do I need to let legally in Murcia?

Holiday letting in Spain is regulated, and it's straightforward once it's set up.

  • Check the community rules first. Some communities of owners restrict tourist letting in their statutes, so ask your lawyer to confirm the position before you commit.
  • Register the property. In the Region of Murcia, holiday lets must be registered as a tourist dwelling with the regional government before you advertise. Spain also now has a national single rental register, and platforms ask for that registration number on listings.
  • Declare the income. Non-resident owners declare rental income on Modelo 210. Most owners have a local gestor or their management company file it for them.

Your lawyer or management company can help with the registration around completion, so the home is ready to let soon after you get the keys.

How do I work out what my home could earn?

Letting income varies a great deal between resorts, between a two-bed apartment and a villa with a private pool, and with how many weeks you keep for yourself. National rental-yield figures from the property portals usually measure long-term lets in city centres, which is a different market from holiday lets on a golf resort, so they aren't much help here.

The better approach is to look at the specific resort and talk to the management companies already operating there about booking patterns for similar homes. You'll also want to budget for management fees, cleaning, community fees, IBI (the local property tax), insurance and tax. Because we know every resort and development we sell on, we can compare them honestly for letting, and we give you an itemised cost breakdown for any home before you reserve, so the running costs are clear from the start.

My advice is to buy a home you'll love using, and treat letting income as a welcome contribution to the running costs rather than the reason to buy.

How do I choose a management company?

Talk to two or three companies that already manage homes on your resort. Ask what their fee covers (cleaning, linen, pool, guest check-in, maintenance call-outs), how they handle your own dates, how often they report bookings and pay out, and whether they list on the big platforms or have their own repeat guests. Get the terms in writing.

FAQ

When is golf high season in Murcia?

Autumn to spring. GNK Golf's 2026 rate card puts high season at La Torre from February to May and September to November, and at El Valle from March to May and September to October.

Can I let my Murcia golf home in summer as well as winter?

Yes. Summer brings beach and pool holidaymakers to the Mar Menor and Costa Cálida, so a resort home can attract golfers in the cooler months and families in the school holidays.

Do I need a licence to let my home in Murcia?

Yes. Holiday lets must be registered as a tourist dwelling with the Region of Murcia, and listings also need Spain's national rental registration number. Check the community statutes allow tourist letting before you buy.

How much rental income will my Murcia property make?

It depends on the resort, the size and specification of the home, how many weeks you use yourself and the management company. Ask for booking data from managers on the specific resort rather than relying on regional averages.

Do non-residents pay tax on Spanish rental income?

Yes. Non-resident owners declare it on Modelo 210, and most use a gestor or their management company to file it.
