Murcia vs the Algarve: An Honest Comparison for Retirement Buyers

The Algarve costs about two and a half times the Región de Murcia per square metre — €4,165 against €1,680 in July 2026. Faro is far better connected to northern Europe in winter. But Portugal's tax break for foreign retirees closed in 2024 with nothing replacing it, so a pensioner now pays full Portuguese rates of up to 48%.

I sell in Murcia, so weigh what follows accordingly. But I would rather give you the Algarve's genuine advantages — and there are several — than have you find them later and wonder what else I skipped.

These are the two places most northern European golf-retirement buyers end up comparing, and the honest answer is that they suit different people.

Both price figures are idealista asking prices for July 2026, so they are genuinely like for like. Note that transaction-based data narrows the gap — Algarve villas value at around €2,667/m² on bank valuations, roughly a third below asking. Whichever basis you prefer, use the same one on both sides.

Where The Algarve Genuinely Wins

Winter flights from mainland Europe. If you are Dutch, Belgian, German or Scandinavian, this may settle the question on its own. Corvera has no scheduled route from any of those countries, in any season — those buyers fly into Alicante and drive 70 to 90 minutes. Faro carried over 10 million passengers in 2025 and runs 1.34 million winter seats, with the UK, Germany, the Netherlands and Ireland making up 72.8% of them.

Faro's Scandinavian winter service is thin, and a regional aviation analyst has identified Scandinavia as a gap in its network. But thin still beats none.

Winter nights. Faro's January nights run about four degrees warmer than Murcia's — 8.3°C against 4.4°C. In houses built for summer, that is the difference between needing evening heating and not. It is a bigger deal than the daytime figures suggest.

Summer comfort. Faro's July averages 29.4°C. Inland Murcia is regularly above 35°C. If heat tolerance is a genuine concern, take it seriously rather than assuming you will adapt.

Purchase taxes. On a €400,000 home, Portugal's IMT plus stamp duty comes to roughly 5.4–5.6%. A Murcia new-build is 10% IVA plus 1.5% AJD — 11.5%. That is a real advantage to Portugal and I would rather say so than leave it out.

Inheritance. Portugal has no inheritance tax. Transfers on death attract 10% stamp duty, but spouses, partners, children, grandchildren and parents are fully exempt regardless of value. For most readers the Portuguese charge is nil. Murcia's 99% relief gets to a similar place, but Portugal's is simpler.

Depth of the international community. The Algarve is Portugal's most international region — 161,556 foreign residents, 27.9% of the population, the highest share of any Portuguese region. Four Algarve municipalities are more than a third foreign-resident.

Where Murcia Wins

Price, and it is not close. The same budget buys roughly two and a half times the floor area. On €400,000 that is about 238 m² in Murcia against 96 m² in the Algarve. In Quinta do Lago, at €11,170/m², €400,000 buys about 36 square metres — a studio. If you are buying at our price band, the Golden Triangle is simply not available to you, and anyone implying otherwise is wasting your time.

Dryness and winter daylight. Murcia gets around 290 mm of rain a year against the Algarve's 455 mm — and Portugal's rain falls in November, December and January, exactly the months you are trying to escape. December alone averages about 110 mm in Faro.

The airport drive, if you fly from the UK or Ireland. Corvera is 20 to 50 minutes from the resorts depending which one. That compounds across six or eight visits a year.

Course density. La Torre, El Valle, Hacienda Riquelme and Alhama's Signature course sit within about 30 km of each other. The Algarve has more courses and bigger names — Monte Rei is a Jack Nicklaus Signature course and rated Portugal's finest — but Murcia's cluster is unusually tight.

The Tax Point That Has Changed Everything

For years the Algarve's pitch to retirees rested on Portugal's Non-Habitual Resident regime and its 10% flat rate on foreign pensions.

That regime closed to new entrants on 1 January 2024, and every transitional door has since shut.

What replaced it — IFICI, sometimes marketed as "NHR 2.0" — is conditioned on carrying on a qualifying professional activity: scientific research, higher-education teaching, highly qualified roles in innovative companies. A retiree cannot qualify. And the exclusion is doubly explicit, because even IFICI's foreign-income exemption carves pensions out by name.

That is confirmed by the Portuguese tax authority's own published FAQ, and separately by Cuatrecasas and KPMG.

So a pensioner moving to Portugal in 2026 pays standard progressive Portuguese rates on their pension — up to 48%, with a €4,462 pension deduction and the option of joint taxation for couples. If anyone is still selling you the Algarve on favourable pension taxation, they are working from a script that expired two years ago.

I am not going to give you Spanish tax figures in the same breath, because your position depends on residency, your other income and the treaty. Get advice in both countries from advisers in those countries — and do not let either country's estate agent tell you about the other's tax system, including me.

The Thing The Market Is Already Saying

Worth knowing, because it is the clearest signal available.

Foreign buying in Portugal has fallen for a third consecutive year — EU-resident purchases down 9.6%, non-EU down 17.1%. Domestic buyers now account for 95% of Portuguese transactions. idealista attributes the decline directly to the closure of the Golden Visa property route and the ending of NHR.

Meanwhile Portuguese national house prices rose 17.6% in 2025, the strongest on record, from an already high base.

So the Algarve is getting more expensive while the policy reasons to move there are being withdrawn. That is not a reason to rule it out. It is a reason to go in with your eyes open.

So Which One?

It splits fairly cleanly.

The Algarve if you fly from the Netherlands, Belgium, Germany or Scandinavia; if you want the deepest possible international community; if you do not tolerate heat well; or if the simplicity of Portuguese inheritance treatment matters to you.

Murcia if you fly from the UK or Ireland; if price per square metre matters; if you want dry, bright winter days; if you want to be twenty minutes from the airport; or if you want several serious courses within a short drive.

Neither is the right answer. They are different trades, and the tax change has moved the balance more than anything else in the last five years.

The Honest Things To Check First

  • Check flights from your actual departure airport, for the months you will actually travel, to both. For many people this resolves it.
  • Get independent tax advice in whichever country you are leaning towards, from an adviser in that country.
  • Visit both in February, not August. Summer flatters everywhere.
  • Compare like with like — same bedrooms, same plot, same distance from a course, and the same price basis on both sides.
  • Be honest with yourself about heat and about language.
