Community Fees on a Murcia Golf Resort: What They Cover and What You Get

On a Murcia golf resort, your community fees pay for the things that make resort life easy: the pools, gardens, security, lighting and resort roads. Many resorts split this between two bodies, the comunidad de propietarios and an entidad urbanística de conservación. Both are straightforward, and we include them in an itemised cost breakdown for any home before you reserve.

Drive into Hacienda del Álamo or Condado de Alhama and the first thing you see is how well kept everything is. The avenues are lit, the verges are trimmed, the pools are clean first thing in the morning. That is paid for by the owners, together, through community fees.

This guide explains who does what, what your fees pay for, and how to see the full picture for any property you like.

What is the comunidad de propietarios?

The comunidad de propietarios is the community of owners. It's governed by the Ley de Propiedad Horizontal, the same law that covers any apartment block in Spain.

It looks after your immediate surroundings:

  • The communal pools
  • Gardens and landscaping around your building or block
  • Lifts, stairwells and shared entrances
  • Cleaning and upkeep of shared areas
  • Insurance on shared structures

Owners meet at an annual general meeting (AGM) to agree the budget, and each property votes according to its share, known as its quota. The community usually appoints a professional administrator to run the day-to-day.

What is an entidad urbanística de conservación?

On larger resorts there is often a second body: an entidad urbanística de conservación, or EUC. Think of it as the resort-wide maintenance organisation.

On an ordinary street, the town hall maintains the roads and streetlights. On many golf resorts, the town hall and the owners have agreed that the resort looks after this itself, to a resort standard. The EUC is the body that does it. It's a public-law entity registered with the regional authority, and every owner in the urbanisation is a member.

It typically pays for:

  • Resort roads and pavements
  • Street lighting
  • Public green spaces and roundabouts
  • Street cleaning and, on some resorts, waste collection
  • Security patrols or gated access, where the resort has them

Each owner's share is usually worked out by surface area or plot share, set out in the entity's own statutes.

Why do some resorts have both?

Because they cover different ground. The comunidad looks after your building and its pool. The EUC looks after the resort as a whole: the roads you drive in on, the lighting on your evening walk, the green spaces between phases.

The result is a resort maintained by people whose only job is that resort. For owners who spend part of the year back in the UK or Ireland, that's a big part of the appeal. You come back to a home that has been looked after all along.

How much are community fees on a Murcia golf resort?

It depends on the resort, the property type and what's included. As a broad guide, comunidad fees on a Murcia resort home usually fall somewhere around €600 to €1,800 a year, with apartments towards the lower end and villas with more shared space towards the top. Where an entidad urbanística exists, its share is normally a smaller, separate amount on top.

Private extras such as your own pool maintenance, WiFi, water and electricity are billed separately on most resorts, so check what's in and what's out.

Every resort and phase is different, so averages only go so far. For any home you're interested in, we give you an itemised cost breakdown before you reserve, with both fees shown separately.

Which MedSol resorts have an entidad urbanística?

ResortResort-wide entity
Omala Residences, Hacienda del ÁlamoYes. Hacienda del Álamo Golf Resort has its own Entidad Urbanística de Conservación y Mantenimiento, which looks after grounds maintenance, street cleaning and waste collection.
Alhama Nature, Condado de AlhamaYes. Alhama Nature sits within Condado de Alhama Golf Resort and shares its EUC, which works alongside Alhama de Murcia town hall on resort maintenance.
Corvera HillsArrangements are confirmed per phase and shown in the cost breakdown for each home. The resort is growing, and its golf course is due to reopen in Q4 2026.

Condado de Alhama has more good news ahead: in June 2025 the owner announced a €15m plan to reopen the golf course alongside a five-star hotel, phased through 2026 and 2027.

Is the community fee the same as IBI?

No, and this is the point people mix up most often. There are separate payments to separate bodies:

1. IBI is the municipal property tax, the Spanish equivalent of council tax, paid to the town hall. It funds wider municipal services. 2. The comunidad fee is paid to your community of owners. 3. The EUC fee, where there is one, is paid to the resort's conservation entity.

Most owners set all of these up by direct debit from a Spanish bank account, so once they're in place you rarely need to think about them.

What should I ask for before I reserve?

A short list covers it:

  • Both fee figures for the current year, for the specific property.
  • What's included, and what's billed separately.
  • The latest accounts and budget, so you can see how the resort is run and what's planned.
  • Paid-up confirmation. Your independent lawyer confirms there's nothing outstanding to either body before completion, which is standard on every purchase. Under the Ley de Propiedad Horizontal, community debts can attach to a property for the current year plus the previous three, which is why this check is routine.
  • A full annual picture, adding IBI, insurance and utility standing charges, so you can compare homes like for like.

We make this easy. The itemised cost breakdown we give you for each home sets out the running costs alongside the purchase costs, we introduce you to independent, English-speaking lawyers for the legal checks (you're free to choose your own), and because we know every resort we sell on, we can compare them for you honestly.

FAQ

What is an entidad urbanística de conservación?

It's a public-law body that maintains a resort's roads, lighting and green spaces on behalf of the owners, in agreement with the town hall. It's separate from the comunidad de propietarios and bills separately.

Do you pay two community fees on a Murcia golf resort?

On many larger resorts, yes: one to the comunidad for your building and pools, and one to the entidad urbanística for resort-wide roads, lighting and green areas. Not every resort has both, and the cost breakdown for each home shows which apply.

How much are community fees on a Murcia golf resort?

As a broad guide, comunidad fees usually run around €600 to €1,800 a year, depending on the property and facilities, with any entidad fee a separate amount. We give you an itemised breakdown for any home you're considering.

Is the entidad fee the same as IBI?

No. IBI is the municipal property tax paid to the town hall, while the entidad fee pays for the resort's own roads, lighting and green spaces.

Can I pay community fees from the UK?

Yes. Most owners pay comunidad and entidad fees by direct debit from a Spanish bank account, which is simple to set up when you buy.
